The Cottage

Falsidehill is an award winning,WiFi enabled, self catering, whin stone built, holiday cottage,set in the heart of the Scottish Borders, with wonderful views towards Hume Castle and the Eildon Hills. This attractive stone  cottage is ideally placed , only 7 miles North of  the beautiful market town of Kelso ,with its ancient cobbled streets, main square and abbey it is located about 40 minutes by car from Edinburgh, Scotland’s capital city.  Thoughtfully furnished and decorated to enhance the traditional cottage style, it is ideally situated for exploring the Border towns, many historic houses and abbeys ,the Berwickshire coast and beyond.

Golf, fishing, riding, walking and cycle routes are all close by.  The Kelso races also run close, on the North edge of the town and there is something for every age and every taste. In the area, there is  a good variety of local craft, clothes, food shops, pubs and eating places around the cobbled streets and market square of Kelso.

Falsidehill cottage is now available for you to book directly with the owners.   It has been available through  the  agents  for over 7 years and  rated as 4*****,received “Gold Award” for consistently high standards and excellent feedback.  It is used by the family for short breaks during the winter and as a result is truly a home from home.  You will find everything you need to make your stay wonderfully relaxing. A  fully equipped, cosy and comfortable award winning cottage with  super  views  from all bedrooms and the sitting room. You will even have an   opportunity to watch the sunrise over the fields and nearby hills.  Falsidehill cottage sleeps up to 6 adults plus baby.  From September 16th 2016  ,the cottage will also offer free WiFi  to all guests.

Layout:

Ground floor: A living/dining room. A modern fitted kitchen, 1 double bedroom with en-suite shower room. 1 separate toilet.

First floor: Steep stairs to first floor landing with 2 bedrooms: 1 double with double bed, 1 twin with two full size single beds and additional single futon, both with sloping ceilings. Modern fitted family bathroom with bath, separate shower  and toilet. There is a wooden fitted stair gate at the top of the stairs. Sleeps 6 plus baby.  +1 on request.

The Rooms

The living room has two comfortable settees, dining table and chairs overlooking stunning scenery, Digital flat screen TV, a video/DVD player , a portable CD player and in addition, offers free WiFi. . A bookcase with a range of fact and fiction books which you can read and replace, or if you fall in love with the book and don’t have time to finish it,  take it with you and leave something in its place. You will find a range of CDs and DVD’s together with  a selection of games and a few toys for use during your stay. You will also find a house folder, containing operational instructions for all appliances and a large tourist information folder.   There is an open fire style gas fire and reclaimed wooden fire place. A large fire guard is also available.

The kitchen includes an electric cooker,  microwave oven, toaster, kettle, washer/dryer, dish washer , and fridge freezer. Small breakfast table and chairs.  There are many added extras in the kitchen for example, a  traditional Italian espresso  coffee maker  and a French press cafetiere  coffee  maker for you to choose from. The kitchen leads to a small back hall with coat hooks and room for your boots and access to the  toilet and back door.  It overlooks the  enclosed garden which has an outdoor table and chairs and a circular clothes  dryer.   Pegs are provided.

All bedrooms have duvets and pillows which are prepared for your stay with fresh linen and a supply of towels.  All have bedside tables with reading lights and the doubles have a wardrobe, while the twin has drawers and a built in clothes cupboard.  The upstairs double has an additional set of drawers and the cot. We do not supply cot bedding as most parents would prefer to bring their own.  An additional single futon can also be prepared for your stay on request, with a small extra charge.

The family Bathroom is larger than usual with Italian tiles,  bath, toilet, sink, shower , wooden towel stand and a wicker chair.  There is also a folding clothes horse.

Outside

Fence enclosed, grassed back garden, with outdoor table and chairs.

At the front of the house there is a wooden bench where you can sit and take in the sunrise, or bask in the afternoon sun.   It looks over the very quiet farm access road to open countryside and views of the Cheviot Hills.  There is also on road  parking for 2 cars.
Heating

The cottage provides guests with oil central heating, double glazing throughout, all electricity and bed linen – including for the cot. There is also a calor gas heated open style fire in the sitting room for occasional use.  The living room has Digital TV, a video/DVD player and a portable CD player and free WiFi.  The kitchen includes an electric cooker,  Microwave oven, toaster, kettle, washer/dryer, dish washer , and Fridge freezer. The enclosed garden has seating furniture.

The property is NON smoking and doesn’t allow pets.

The caretaker lives nearby for any emergency.
